Residential interior design (new builds, pre-sale unit changes, second-hand homes and renovations), office design, commercial space design, and interior construction once the design is finalised. The same team designs and builds, so drawings and site never drift apart.

Seven stages: initial consultation, site survey, floor plan sketch, concept presentation, design agreement, design finalisation and handover to construction. Construction then follows six steps: quote, contract, mobilisation, site management, records and handover. See the Process page for details.

Design fees are quoted by floor area and complexity, and confirmed after the concept presentation and before the design agreement. Construction is itemised by trade and unit price from the drawings, quoted line by line and built after signing. No vague lump sums. Based on past projects, residential construction budgets typically start from around NT$1 million, depending on size, condition and scope.

Design takes about one to two months depending on the number of review rounds. Construction depends on size and scope; a typical home takes two to four months. Renovations or layout changes take longer, and a schedule is provided at signing.

A professional site manager supervises every day, the designer inspects key stages, and site conditions are documented as the basis for handover. On completion both parties inspect item by item and a warranty is issued.

Yes. Once the design is finalised you receive full construction drawings and specifications and may tender them yourself. If we build it, the designer stays involved throughout to realise every detail.
